Generosity Closes the Deal
Owners of The Republican Club, a private social organization located in Fountain Hill, initially listed their property for sale back in October 2017. Being a commercial property, deals don’t always go as planned and contracts were canceled on three separate occasions.
A religious organization located in NJ expressed an interest in purchasing the property that was listed for sale with James Harrison, DLP Realty Specialist. However, just 24 hours prior to the scheduled closing, an additional $6,600 was needed to close the deal. With several years of taxes still owed, and non-payment of the property loan, options were extremely limited. The bank ended up decreasing some of the loan value and the buyer’s agent decreased his commission, slightly. But it still wasn’t enough. Ultimately, James decided to basically forgo his commision, decreasing it from 4.5% to 1% for the deal to close successfully. James said, “I knew the property was a good one, with a great location. Unfortunately, with all of the financial difficulties that had occurred on the owner’s end, the closing deal was looking bleak. I knew forgoing my commission was the right thing to do.”
